Pricing & Estimates
Exterior painting in San Diego typically costs $3,500–$9,500 for an average single-family home. A well-maintained single-story home runs $3,500–$5,500. Two-story homes, homes with heavy peeling, significant stucco repair, or complex architectural detail typically run $6,000–$9,500 or more. These ranges cover full preparation (pressure washing, scraping, priming, caulking), two coats of premium Sherwin-Williams or Dunn-Edwards exterior paint on body, trim, fascia, and eaves, and complete cleanup. Materials — typically $600–$1,200 in product — are included. What affects cost most is surface condition, not square footage. A 1,500 sq ft home with heavy peeling and stucco damage can cost the same as a well-maintained 1,800 sq ft home. We provide free, detailed written quotes after a free on-site walkthrough — every line item is explained. No ballpark numbers over the phone, no surprise add-ons at the end.
Yes — always, with no obligation. We offer free on-site estimates for all residential and commercial painting projects across San Diego and Southern California. Victor Ross, the owner, personally attends most estimates to assess the scope, evaluate surface conditions, and answer questions directly — not a sales rep. We typically respond to estimate requests within 10 minutes during business hours and can often schedule a same-day or next-day visit. The estimate includes a detailed line-item breakdown of labor, materials, and prep so you understand exactly what you're paying for before any work begins. There are no hidden fees and no pressure to sign. If you're comparing quotes, we welcome it — a detailed itemized quote is how you tell the difference between contractors who cut corners and those who don't. Call (619) 917-9088 or fill out our contact form to schedule.
Our written quotes cover everything needed for a complete, professional paint job — no hidden add-ons. Labor: all crew time for prep, priming, and finish coats. Materials: all paint, primer, caulk, masking tape, and drop cloths — we use Sherwin-Williams and Dunn-Edwards exclusively, never builder-grade products. Surface preparation: pressure washing, scraping, sanding, caulking all gaps and cracks, priming bare and repaired areas. Application: a minimum of two finish coats on all painted surfaces with proper drying time between. Masking and protection: floors, furniture, fixtures, trim, and landscaping are protected before paint goes on. Cleanup: full daily cleanup during the project and final removal of all materials at completion. If we identify additional repairs needed — stucco damage, wood rot — we discuss and price separately before proceeding. No surprises at invoice time.
We can give you a rough range over the phone — typically $3,500–$9,500 for a single-story exterior, $6,000–$14,000+ for two stories. But an accurate quote requires a site visit, and we always recommend scheduling one before making a decision. Every San Diego home is different. Surface condition matters as much as size: a 1,400 sq ft home with heavy peeling and stucco damage will cost more than a well-maintained 1,800 sq ft home. Number of windows and doors, trim complexity, paint color change depth, and existing coating adhesion all affect both materials and labor. A phone estimate without seeing the property could be off by $1,500–$3,000. Our on-site estimate is free, takes about 20–30 minutes, and gives you an exact written number — no guesswork. Call (619) 917-9088 to schedule.
The Painting Process
Timeline depends on home size, number of stories, surface condition, and crew size. A typical single-story San Diego home in good condition takes 3–5 days — roughly one day for pressure washing and prep, one day for priming and additional prep, and one to two days for finish coats. A two-story home runs 5–8 days. Homes requiring significant preparation — heavy peeling, stucco repair, wood replacement — can take 10–14 days. Weather also plays a role: we don't paint in rain or when temperatures exceed 95°F, and marine layer mornings can delay our start. In San Diego's mild climate, weather delays are rare. We provide a specific start-to-finish timeline in your written quote and stick to it. Most clients tell us we complete ahead of the projected schedule.
Thorough prep is the single most important factor in how long a paint job lasts. Exterior prep: pressure washing at 2,500–3,000 PSI to remove salt residue, mold, algae, and chalk; hand-scraping and power-sanding all loose paint back to a stable edge; feathering rough transitions smooth; caulking gaps around windows, doors, and trim with 50-year elastomeric caulk; replacing failed caulk; priming all bare wood, patched, and repaired areas. We protect windows, doors, fixtures, and landscaping with plastic sheeting and masking tape. Interior prep: moving and covering all furniture, protecting floors with rosin paper, masking trim and baseboards, removing outlet and switch plates, filling all holes and cracks, sanding smooth, and spot-priming. We typically spend 40–50% of project time on prep — it's what allows our work to last 10–15 years in San Diego's coastal environment.
No — you don't need to be home. Most of our San Diego clients are at work while we're on site. We coordinate access arrangements before the project begins — whether that's a key, a gate code, or an unlocked side yard. We're fully licensed and insured, so your property is protected throughout. During the project, we provide daily photo and video updates via text so you always know what's been completed. Many of our clients are out-of-state owners managing vacation properties or pre-sale repaints — we handle everything remotely without issue. We do ask that someone be available for the final walkthrough at project completion. This is when we walk through every surface together, address any touch-ups on the spot, and ensure complete satisfaction before final payment. The walkthrough typically takes 20–30 minutes.
We use Sherwin-Williams and Dunn-Edwards exclusively — both professional-grade lines with proven performance in San Diego's coastal climate. For exteriors, our primary products are Sherwin-Williams Duration and Dunn-Edwards Evershield — formulated with UV-blockers and moisture resistance critical for coastal neighborhoods like La Jolla, Del Mar, and Carlsbad. For interiors, we specify Sherwin-Williams Emerald or Super Paint depending on the room and application. For cabinets, we use Sherwin-Williams Emerald Urethane — a catalyzed enamel that provides a factory-quality, chip-resistant finish. We never use builder-grade or off-brand products regardless of cost pressure — the difference in durability over 5–10 years is measurable and visible. We purchase all paint at trade pricing and pass those savings on rather than substituting cheaper products. If you have a product preference, we're happy to accommodate it.
Warranty & Quality
Yes — every project comes with a written workmanship warranty, provided at completion alongside all project documentation. Exterior painting is warranted for 3 years; interior work for 2 years. The warranty covers peeling, cracking, and premature fading attributable to our application or product selection. It does not cover damage from physical impact, flooding, or negligence. If any covered issue appears within the warranty period, we return and repair it at no charge, no questions asked. We can honor this warranty because we don't cut corners on prep or materials — we use only Sherwin-Williams and Dunn-Edwards products, which carry their own independent product warranties. Our crew foreman Chilo has been with us since the beginning; if something needs attention, he handles it personally. We've been operating in San Diego since 2018 and stand behind every project we complete.
Yes. Ross Painting Group holds California Contractor's License #1151078, verifiable at any time at cslb.ca.gov. We carry full general liability insurance and workers' compensation coverage on every project. Certificates of insurance are available on request — we routinely provide them to HOAs, property managers, and commercial clients. Why this matters: in California, any contractor performing work valued over $500 is required by law to be licensed. Hiring an unlicensed painter puts you at significant risk — if a worker is injured on your property and the contractor carries no workers' comp, you as the homeowner can be held liable for medical costs and lost wages. It also means no legal recourse if the work is substandard. License #1151078, Bond #PB10163408191 — both verifiable through the CSLB. We've maintained clean licensing records in California since we began operating in San Diego.
We don't consider any project finished until you're completely satisfied — and we back this up structurally, not just verbally. Every project ends with a detailed walkthrough where we inspect all painted surfaces together. Any touch-up needed is handled on the spot, same day. If you notice something later that concerns you, call us — we'll schedule a return visit within 48 hours. Final payment isn't due until the walkthrough is complete and you're satisfied. Our 5.0 Google rating across 1,100+ completed projects reflects this standard. We've been operating in San Diego since 2018, and client relationships are our primary source of new business — referrals and repeat customers account for the majority of our work. We're not maximizing project throughput; we're earning clients for life. That philosophy shapes every decision we make on every job.
Specific Services
Yes — and cabinet painting is one of the highest-ROI projects in residential renovation. In San Diego's competitive real estate market, kitchens are a primary factor in buyer decisions. Repainting dated dark-wood or builder-beige cabinets white, greige, or navy can make a kitchen look completely new at a fraction of the cost of replacement. Our process: all doors and drawer fronts are removed and finished off-site; boxes are painted in place. All surfaces are sanded, primed with oil or shellac primer, and finished with Sherwin-Williams Emerald Urethane via HVLP spray — a hard-curing, chip-resistant enamel. The finish is washable, which matters in a kitchen. Hardware is removed, cleaned, and reinstalled. A full kitchen typically takes 4–6 days. Cost in San Diego ranges from $2,800 to $6,500 depending on scope — compare that to $15,000–$50,000 for cabinet replacement.
Yes — stucco repair is a core part of our exterior service, not an add-on. San Diego homes are predominantly stucco-clad, and our coastal climate accelerates stucco deterioration. Hairline cracks allow moisture into the wall system; larger cracks or hollow sections indicate substrate failure. Left unaddressed, moisture infiltration corrodes the metal lath underneath and eventually damages framing. We assess all stucco during the estimate walkthrough. Hairline cracks are sealed with elastomeric caulk before painting. Larger damage is ground out to stable material, re-patched with three-coat stucco matching the existing texture, cured properly, and sealed before any finish coat goes on. We carry multiple texture tools and samples to match dash, skip, lace, and smooth finishes accurately — so repairs are invisible after painting. Proper stucco repair before painting is what allows our exterior jobs to carry a 3-year warranty in San Diego's marine environment.
Absolutely — we take on projects of any size. A single room, a bathroom refresh, a kitchen ceiling, one accent wall — all receive the same level of preparation and finish quality as a whole-home project. For single-room work, we protect all adjacent surfaces and furniture, patch and prep the walls, prime any repaired areas, and apply two coats of finish paint. We also handle a lot of single-room work as part of renovation prep — freshening up a room before new flooring, repainting after a plumbing or electrical repair, or touching up before a home goes on the market. Single-room pricing in San Diego typically runs $350–$800 depending on room size, ceiling height, and surface condition. We're happy to give you a rough estimate over the phone for smaller projects — call (619) 917-9088 and we can usually give you a solid range within a few minutes.
Yes — commercial painting is a significant part of our business. We serve HOAs, multi-unit apartment and condo complexes, retail spaces, restaurants, offices, showrooms, warehouses, and auto dealerships throughout San Diego and Southern California. Commercial projects differ from residential: larger surface areas require commercial-grade application equipment; scheduling often means nights, weekends, or phased sections to keep your business running; product selection prioritizes traffic and abrasion resistance; and interior spaces may require low-VOC or zero-VOC coatings for compliance. We've completed commercial projects ranging from single-story retail repaints to multi-building HOA complexes. Every commercial project receives a detailed scope-of-work document and timeline before work begins. We are CA Licensed #1151078 and fully insured for commercial work. Contact us for a commercial quote — we typically respond within one business day.
