1. No Subscriptions, No Annual Contracts — Three Ways We Actually Price It

We don’t sit on any kind of retainer or recurring contract with property managers. Instead, pricing works one of three ways, depending on the job:

  • Flat price — for a defined scope we can quote upfront.
  • Per-visit minimum — $500 minimum for a smaller job that doesn’t need a full crew day.
  • Hourly — $55/hour plus materials at cost, no markup. We use this when the scope isn’t fully clear yet, so you’re only paying for the actual time and materials, not a padded estimate.

Whichever way it’s priced, we walk through it with you before we start — so you know which pricing model applies and roughly what to expect before we’re on site.

2. Who Actually Calls Us

Most of this work comes from property management companies handling Airbnb units and rentals. The typical trigger is a tenant or guest moving out — the unit needs a refresh before the next one moves in. While we’re already on site, if the manager spots something else that needs attention, we can usually fold it into the same visit rather than scheduling a separate trip.

The touch-up trap

The most common misconception we run into: a manager assumes a quick touch-up will make a worn unit look brand new. It won’t. Fresh paint dabbed onto a dirty, worn wall doesn’t blend in — it just creates obvious clean patches next to everything that’s still dingy. Ceilings in particular are almost always a full repaint, no exceptions. Walls depend on condition — if a unit is genuinely in great shape, a light touch-up can hold. If it’s worn, corner-to-corner repainting is what actually gets you a unit that looks new to the next tenant.

3. What’s Included in a Visit — and What Isn’t

A straightforward touch-up on a wall in decent condition is generally covered within the quoted price for that scope. Once a space needs a full repaint — which, as above, is most ceilings and any wall that’s genuinely worn — that’s priced as its own job, not folded quietly into a “quick touch-up” rate.

4. A Typical Call

The usual scenario: a property management company calls because tenants or guests have moved out and the unit needs to be reset before the next booking or lease — often a fresh coat or two on the walls and baseboards to bring everything back to a clean, consistent look. We scope it on site, quote it under whichever pricing model fits, and get it turned around fast, since an empty unit is lost income for the manager.
