How Much Does It Cost to Paint the Exterior of a House in San Diego?

The cost of exterior house painting in San Diego depends on three things: how big your home is, what it’s made of, and what condition it’s in. That’s it. Everything else — location, number of colors, access complexity — adjusts the price, but those three factors set the baseline.

These are real ranges from our recent San Diego projects. The wide spread on full exteriors comes down to surface condition. A home in good shape with no wood damage and minimal stucco cracking is a straightforward job. A home with termite damage, rotted fascia boards, and stucco falling off in chunks is a restoration project before it’s a paint job.

Stucco Homes: What San Diego Homeowners Need to Know

Almost every home in Southern California is built with stucco. It looks great — until the sun dries it out.

Here’s what happens: San Diego’s UV exposure and lack of rain cause stucco to dry out over time. It starts with hairline cracks — tiny lines that are easy to fix and cheap to address. If you catch it at this stage, your exterior paint job stays in the $5,000–$8,000 range because the repair work is minimal.

If you wait, those hairline cracks become full cracks. The stucco starts separating from the substrate. Eventually, you can press on it and entire sections fall off:

The Economics of Waiting

A 1,500 sq ft single-story home in good condition costs around $6,000 to paint. If stucco damage has set in, expect to add $1,000–$1,200 just for stucco repairs. Wait longer and the damage compounds — we’ve seen homes go from a $6,000 job to $8,000–$10,000 because the stucco needed extensive rebuilding. Paint earlier. It’s cheaper.

Coastal vs Inland: Does Location Affect Price?

This is one of the most common questions we get, and the answer surprises people: the painting cost itself is the same whether your home is in Pacific Beach or Poway, in Ocean Beach or Escondido.

What is different is how often you’ll need to repaint.

Coastal homes — Pacific Beach, Ocean Beach, Mission Beach, La Jolla, Del Mar — are exposed to salt air, moisture, and ocean wind. Metal surfaces rust faster. Wood deteriorates quicker. Paint fades and chalks sooner. The result:

  • Coastal homes need exterior repainting every 2–3 years
  • Inland homes need repainting much less frequently

For coastal properties, we use special rust-inhibiting primers on all metal surfaces. The upfront cost is similar, but coastal homes need attention more often. Painting on schedule is still the cheaper path — because deferred maintenance always costs more than prevention.

Wood Repair, Two-Story Access, and Termites

Wood Replacement Costs

Wood damage is common on San Diego exteriors, especially fascia boards, eaves, and window trim. Here’s what replacement typically costs:

  • Single fascia board: $250–$350
  • Multiple boards on one side of the house: ~$1,200
  • More extensive damage: priced individually based on how much wood needs replacing — we assess this during the free estimate

For wood where paint is delaminating, we use a specific technique: we mix primer with caulking and apply it with rollers to create a bond that won’t separate from the wood. It’s a solution we’ve refined over hundreds of exterior projects in San Diego’s climate.

We always check for wood damage during our free estimate walk-through. If it’s there, you’ll know the cost upfront — not as a surprise mid-project.

Two-Story Homes

Two-story exteriors are definitively more expensive than single-story. The work is harder — everything takes longer when you’re on a ladder at height. We don’t use scaffolding for most projects. Our crews work from extension ladders.

In rare cases where ladder placement isn’t possible — we had a project on a Coronado property where it wasn’t possible to position ladders — we bring in a mechanical lift. This adds cost but it’s unusual.

The Termite Reality

I’ll be direct: we have not painted a single exterior in California where termites hadn’t damaged something. Not one. Termite damage is present on virtually every project.

Here’s what you need to know:

  • Paint is a barrier. Termites cannot chew through a proper paint and primer layer. Unprotected wood gets eaten in weeks or months
  • If damage is minor — small sections where termites have started but haven’t gone deep — we use Bondo (wood filler) to restore the surface, then prime and paint
  • If damage is severe — the wood is soft, hollow, or crumbling — the section needs to be cut out and replaced with new wood
  • Pest control first. We typically recommend calling pest control before we start, so the treatment and painting don’t conflict

Real Exterior Painting Projects in San Diego

The Oceanside Stucco Job — Why $1,000 More Was Worth It

About a month ago, we quoted $4,500 to paint the stucco on a home in Oceanside. The client called me and said: “Victor, we want to go with your company, but if you’re interested, we can tell you why.”

Another company had quoted $3,500 — a thousand dollars less. But they didn’t have a license.
